PS109

Project Summary

This project will serve the El Barrio community through sustainable cultural infrastructure that facilitates East Harlem not only as a creative community, but also as a Latino cultural capital. As you probably know, there is a lot of good work happening in the area to promote a cultural corridor, and projects like this will only serve to strengthen El Barrio's efforts to provide long-term capacity to the unique voice that has come out of the community for decades.

Specifically, this project will serve the El Barrio community by providing 65-70 low income live/work units that are at or below 60% area median income. It will also provide community space, and perhaps arts and culture friendly spaces on the first floor.

In October of this year, the joint partnership of Artspace Projects and Operation Fightback has received a vote of endorsement from CB11, and site control from both the Department of Education and HPD shortly thereafter.

PS109, located at 99th street and 3rd avenue, is a project with a total budget of approx. 24 million, with a predevelopment budget of approx. 1.5 million. This will be secured through a mix of traditional financing sources (i.e., mortgages), tax credits, loans, appropriations, and grants.
